Air Conditioners

Central air conditioning units, either interior water-cooled or exterior air-cooled units, are the only types permitted by the Corporation at this time.  A permit is generally required for air conditioning work proposed for additions/renovations to existing units.

Water-cooled central air conditioners use an excessive amount of water and as a result, an annual charge at the prevailing water rate for 37,500 gallons of water is levied against those units that have such air conditioners.  The Board of Directors establishes a flat rate for each air conditioning season based on the block rates set by the City.  This fee is payable on June 1st of each year.  It is the Owner’s responsibility to inform the Board of the installation or decommission of such a water-cooled unit.

Air-cooled central air conditioners can be excessively noisy.  The Board of Directors has established specifications for air-cooled central air conditioners to protect all Unit Owners.  Written approval of the Board is required before proceeding with any installation.

A permit is generally required for heating and ventilation work proposed for renovations to existing units.  Effective January 1, 2010, the national building code requires that any residential furnace replacement must be high efficiency.  Because the venting for high efficiency furnaces requires penetration through the common elements of the corporation, approval of the Board of Directors is required, before proceeding with any installation.
